Phase 1
Land & Permits
Confirm zoning allows a residential steel building, then secure permits before anything ships.
Key tasks
- Verify zoning & deed restrictions
- Perc test / septic design
- Get a survey
- Owner-builder permit application
- Engineer-stamped plans
💡 Many counties require you to live in the home 1–2 years when you pull an owner-builder permit.
💡 Ask the kit supplier for stamped drawings for your wind and snow loads.
Phase 2
Site Prep & Utilities
Clear, grade, and bring in water, power, and a driveway that can handle a delivery truck.
Key tasks
- Clear & grade pad
- Driveway / construction entrance
- Well or water tap
- Temporary power pole
- Septic install
💡 A 4" compacted gravel pad that extends 3' past the slab saves headaches.
💡 Book the power company early — lead times can be months.
